How the beds are split

Many houses here are built for adults, with one king bed per bedroom. Two siblings can share a king, but teenagers or a grandparent usually will not. Count beds, not bedrooms, and ask the host about extra beds or a crib before you pay.

Houses in this part of Mexico are often built upward: bedrooms upstairs, a rooftop terrace on top, sometimes a pool up there too. None of the houses below advertises child-proofing, so plan on supervising every pool and every staircase, and ask for a floor plan if you are traveling with a toddler.

Air conditioning in every bedroom

Nights are warm and humid most of the year, and children who sleep badly make for long days. All three houses below list AC in every bedroom; confirm it for any other listing you consider.

Distance to a beach where kids can swim

This is the one that catches families out. Being "near the beach" in La Punta or Zicatela means near a surf beach, not a swimming beach. More on this below.

Three 3-Bedroom Family Picks in La Punta

All three 3-bedroom houses on this site are in La Punta, the southern end of Zicatela with restaurants, cafés and shops on foot. All three have a private bathroom and air conditioning for each bedroom, a private pool, a full kitchen and Wi-Fi, and none allows pets, parties or smoking.

Casa Cayù: best value, and the quietest

Casa Cayù sleeps six in three bedrooms, each with a king bed, its own bathroom, a fan and AC. One bedroom is on the ground floor, which suits a grandparent who prefers not to climb stairs; the other two are on the first floor with mountain views, and a rooftop on the third floor looks out to sea. The pool, kitchen, dining and living areas open onto the garden on the ground floor.

The house sits at the top of La Punta next to an ecological reserve, so nights are quiet, and the host warns that small insects come with the open design. The beach is about a 10-minute walk and the main street about 15. It starts at 6,600 MXN a night (around USD 357), roughly 1,100 MXN per person for six. Minimum two nights.

Oasis Alegría also sleeps six, but here the three bedrooms are independent bungalows, each with a king bed, private bathroom and AC, around a large pool that is cleaned every morning. A fully equipped kitchen, an outdoor kitchen, a big terrace for yoga or sunsets and a hammock complete it.

For families, the details stand out: daily cleaning is included, and a crib and a travel cot are available on request. The bungalow layout is ideal for parents with teenagers or two families sharing; with small children, check that the bungalow you put them in is close enough to yours. From 8,867 MXN a night (around USD 479), about 1,480 MXN per person for six. A one-night minimum makes it the easiest to fit around flights.

Casa Amara: room for eight, 50 meters from the beach

Casa Amara is the pick for a bigger family: three bedrooms, three bathrooms and four beds for up to eight guests, each bedroom with its own bathroom and AC. It has two pools, one on the ground floor beside the open kitchen, living and dining area, and an infinity pool on a 150 m² rooftop with sea views, hammocks and loungers. The house is about 50 meters from the beach and La Punta's main street, with Starlink internet.

Two things to plan for: ask the host how the four beds are split across the rooms before you book for eight, and keep an adult on the rooftop whenever children are up there. From 9,600 MXN a night (around USD 519), about 1,200 MXN per person for eight. Minimum two nights.

All three houses are a short walk from the sand, but the ocean in front of them is a surf zone. Plan your beach days around that.

La Punta and Zicatela: for watching, not swimming

La Punta is a surf break and Zicatela, just north, is known for heavy waves and strong rip currents. Do not let children swim at Zicatela, and keep them in the shallows at La Punta only on calm days with an adult beside them. Here is how rip currents work and how to spot one. The calm coves: Carrizalillo, Puerto Angelito and Manzanillo

For swimming, take a taxi from La Punta to the sheltered coves on the other side of town. Puerto Angelito and Manzanillo sit side by side with gentle water; Carrizalillo is a small, calm bay reached by a long flight of steps, which is worth knowing with a stroller. Booking Tips for Families

  • Book school holidays early. Semana Santa, July and August and the December holidays are when Mexican and foreign families arrive together, and there are only a few 3-bedroom houses.
  • Ask the host the family questions in writing: bed layout, crib or extra bed, pool fence or depth, stairs, and whether the rooftop has a railing.
  • Check check-in times against your flight. They range from 2 p.m. (Oasis Alegría) to 4 p.m. (Casa Cayù), so a morning arrival with tired kids needs a plan.
  • Pack sun protection and repellent. The sun is strong all year and mosquitoes come out at dusk, especially in the rainy season.
  • Budget for taxis. A family of five or six often needs a larger taxi or two cars for beach trips to the coves.
  • Check the exchange rate on the day you pay; the Banco de México rate is the reference.
