Renting a Condo in Puerto Escondido: What You Get for the Price
A condo gives you a furnished apartment plus a shared pool, gated parking and security, but not the house to yourself. Here is what a condo costs per night in 2026, what you share and what to ask before you book.

Renting a condo in Puerto Escondido gets you a private, furnished apartment plus a share of things no single apartment could pay for on its own: a maintained pool, gated parking, a night watchman and often a rooftop with the ocean view. What it does not get you is the house to yourself. This guide explains what a condominium really is in Mexico, what nightly rates look like in 2026, what you share with the other owners, where the buildings cluster and the questions worth asking before you pay.
What a condominium is in Puerto Escondido
In Mexico, condominio is a legal regime, not a building style. Each unit has one owner, while the pool, stairs, roof, parking and water tanks belong jointly to all owners and are run by a paid administrator. Your contract is with the owner of your unit; the building rules, called the reglamento interno, apply to you as a guest just as they apply to owners. The condominium page explains the type and lists what is available to book.
Vertical and horizontal condos
You will meet two forms on this coast. A vertical condominium is the familiar one: apartments stacked in a building with a shared roof, stairs and pool. A horizontal condominium is a gated plot of individual houses or bungalows that share an access road, a garden and a pool. A listing called a condo in Rinconada or Bacocho may therefore be a small standalone casita inside a walled development, so read the description rather than the label.
What a condo costs in Puerto Escondido in 2026
Condos sit between a plain apartment and a villa with a private pool: you pay for the amenities, not for exclusive use of them. The ranges below are approximate nightly rates for units of that size across the neighborhoods in our rental prices by neighborhood guide, at roughly 18.5 MXN per US dollar. Check the Banco de México exchange rate before you pay. Rinconada and Bacocho sit toward the low end of each range and the Zicatela strip toward the top.
| Unit | Low season (May–Oct) | High season (Nov–Apr, holidays) | Best for |
|---|---|---|---|
| Studio or 1BR | 700–1,700 MXN (US$38–92) | 1,100–2,800 MXN (US$59–151) | Couples, solo travelers, remote workers |
| 2BR with shared pool | 1,500–3,600 MXN (US$81–195) | 2,400–5,800 MXN (US$130–314) | Small families, two couples |
Christmas–New Year and Easter week cost more than the high-season column. Outside December to April, monthly rates are common, and many hosts discount a week or a month, so ask for a quote for your dates instead of multiplying the nightly price.

What the price includes
- A pool someone maintains. The administration cleans it, so it is usually in better shape than a pool at a private rental.
- Security. A gate, a night watchman, cameras or a mix. This is the biggest practical advantage over a standalone rental, especially for a ground-floor unit or a day at the beach.
- Parking. Often gated or covered, sometimes with an assigned space. Confirm one comes with your unit if you are hiring a car.
- A roof terrace. On the Puerto Escondido hillside the ocean view is often from the roof, not the apartment window.
- Extras in newer, larger complexes: an elevator, a gym or a laundry area. Check each listing.
What you share, and what you give up
Shared means shared. The pool has other guests and residents in it, particularly from December to March; sun loungers are usually first-come; and a rooftop that is spectacular at sunset is spectacular for the whole building at once. Compare the three types you are most likely to be choosing between.
| Condo | Entire villa | Standalone apartment | |
|---|---|---|---|
| Pool | Shared, maintained by the building | Private, yours alone | Usually none |
| Security | Gate, watchman or cameras | Depends on the house | Depends on the building |
| Rules | Reglamento: quiet hours, guest limits | The host's house rules | The host's house rules |
| Parties and groups | Almost always prohibited | Possible if the host allows it | Rarely |
| Price for what you get | Mid | Highest | Lowest |
If exclusive use of a pool is the point of your trip, or you are traveling with a big group, look at an entire villa instead; our guide to renting a villa for 10 to 16 people covers that case, and the entire villa listings show what is available. If you only want a kitchen, a bed and a low price, a standalone apartment is cheaper: the downtown apartment with a kitchen lists at about 1,100 MXN (around US$59) a night. Where condos cluster in Puerto Escondido
Condos are not spread evenly. Their style and price follow the neighborhood.
| Area | What the condos are like | Good to know |
|---|---|---|
| Rinconada | Densest concentration, on the hillside above Carrizalillo and Puerto Angelito; many lean on a rooftop pool for the view | Short walk down to a swimmable cove, longer walk back up |
| Zicatela and the ridge above | Newer buildings aimed at surfers and long stays | Highest rates; expect surf-strip noise on the lower blocks |
| Bacocho | Larger, lower-density complexes with real garden space | Quiet and close to the airport; you will use taxis |
| El Centro | Smaller buildings within walking distance of the market and the Adoquín | Convenient for errands, busier at night |

Swim in the protected coves, not on the open surf beaches: do not swim at Zicatela or Bacocho. To pick a neighborhood, read the Rinconada, Zicatela and Bacocho rental guides.
Questions to ask before you book a condo
Ask two separate sets of questions: one about the apartment, one about the building. The host owns the unit but does not control the common areas.
About the building
- Water. Buildings run on cisterns and roof tanks refilled by pipa truck or municipal supply. A well-run condominium is usually more reliable than a standalone house, but ask how the building handles the dry months from February to May.
- Power. Brief outages are normal in the rainy season. Ask whether the complex has a backup for the water pump and the gate, which matters more than the lights. For storms, check the Servicio Meteorológico Nacional forecast.
- Access. Find out how you get in after a late arrival: key, code, or a watchman who needs advance notice of your flight.
- Rules. Ask for the reglamento in advance: quiet hours (often after 10 or 11 pm), pool hours that close at dusk, no glass at the pool, visitors registered at the gate and a cap on overnight guests.
About the unit
- Cleaning. The administration cleans the common areas; your unit is usually cleaned before and after your stay, not daily.
- Parking. Is a space included, and will your car fit?
- Floor and view. The view may be from the roof rather than the unit; a ground-floor unit has more street noise and less privacy.
- Internet. Ask for a recent speed test and the connection type if you work online.

A pool and a kitchen at a price well under a villa's. The gate and the watchman make it easier to leave the unit empty all day while you are at the beach.
Remote workers and long stays
One of the best choices for a month or a season: a maintained pool, security, a more reliable water supply and a steady rhythm of life. Browse long-term rentals and compare monthly quotes; our cost of living guide has the rest of the budget.
First-time visitors
If you would rather not be solely responsible for a whole house in an unfamiliar town, a condo hands the pool, the parking and the gate to someone else.
Who should look elsewhere
Large groups and celebration weekends. Condominium rules almost always cap overnight guests and prohibit gatherings in common areas. See all accommodations to filter by type, dates and bedrooms.
Frequently Asked Questions
Is a condo the same as an apartment?
The unit usually is an apartment. The difference is ownership: each condo unit is individually owned, while the pool, parking, corridors and roof are jointly owned and professionally administered. That means more shared amenities and more house rules. In Mexico the term also covers gated developments of individual houses.
Can I use the pool and the gym?
Almost always, yes, since access to common amenities normally comes with the unit. Confirm on the listing, because a few complexes restrict the gym to residents, and pool hours are set by the building, not by your host.
Are there rules about noise, parties or extra guests?
Yes, and they are enforced. Expect quiet hours from around 10 or 11 pm, no parties and a strict limit on overnight guests beyond the number booked. Ask for the rules in advance if you are traveling with a group.
Is a condo safer than a standalone rental?
Generally yes. A gated entrance, a night watchman and neighbors who are around during the day are real advantages over an isolated house. Levels vary by complex, so ask what the specific building has.
How much is a condo per night?
Approximately 700–1,700 MXN in low season for a studio or one-bedroom and 1,500–3,600 MXN for a two-bedroom with a shared pool, rising to 1,100–2,800 and 2,400–5,800 MXN in high season. Quote your exact dates, since holidays cost more.
Is a condo a good choice for a month-long stay?
It is one of the best. The maintained pool, security and reliable water supply favor longer stays, and monthly rates are common outside the December to April high season.
