Renting a villa for 10–16 people in Puerto Escondido is a different search from booking a house for a family of five. Only a handful of properties on the coast genuinely sleep a group that size, they book out first for December, Semana Santa and July, and the listing headline ("sleeps 16") tells you less than the bed list does. This guide walks through the villas on our site that actually fit 10 to 16 guests, what they cost per person, and the checks that separate a reunion that works from one where four adults share a sofa bed.

What "10 to 16 guests" means in beds and bathrooms

The number that matters is not the guest maximum but how it is reached. A group of 12 adults needs six real beds in six rooms with doors, or a mix of king rooms for couples and twin or bunk rooms for kids and friends who don't mind sharing.

The bed math

Count beds, not bedrooms. Two examples from our own listings: Casa Lyuu, a beachfront house, takes up to 13 guests across 4 bedrooms and 7 beds, which only works if several people share beds or sofas. Casa Rhino reaches 16 guests with 6 bedrooms and 13 beds, including one bunk-bed suite that suits kids. Same "big villa" label, very different nights for the adults.

Bathrooms matter more than bedrooms

With 14 people and three bathrooms, the morning queue becomes the main event. Aim for at least one bathroom per two or three guests. Casa del Mar has a private bathroom in each of its 7 bedrooms; Aloha Punta has 4 bedrooms, each with its own bathroom and AC.

  • Ask for the bed list room by room: king, queen, single, bunk or sofa bed.
  • Check which rooms have air conditioning. Some villas cool the bedrooms with portable units; living areas often rely on fans.
  • Confirm the dining table seats everyone. Twelve people eating in two shifts is not a group holiday.

Ten guests: two villas in La Punta

Aloha Punta is a 370 m² house on three floors in La Punta, with a ground-floor pool, a rooftop jacuzzi under a 150 m² palapa, Starlink internet and four en-suite bedrooms. Punta Vista, in the same style, has two pools, four bedrooms with private bathrooms and daily housekeeping included. Both suit ten people who want to walk to the restaurants and the beach rather than drive.

Thirteen to sixteen guests: beachfront houses

Casa Rhino sits on a long open beach inside a gated community with 24-hour security, tennis, paddle and basketball courts. Its listing puts it about 15 minutes from the town center and 20 from the airport, with five suites plus a bunk-bed suite, a private pool and an optional cook from 8 am to 6 pm. Casa Lyuu is the cheaper beachfront option for 13, as long as your group accepts shared beds.

More than sixteen: Casa del Mar and Casa Emelina

Casa del Mar holds up to 21 people in seven bedrooms, each with its own bathroom, and includes a buffet breakfast from 8 to 11 am, a gym and yoga area, rooftops and parking for five cars. Casa Emelina is the luxury end: a 1,500 m² house on an 8,000 m² lot with a 25-metre pool and a staff of 7 to 9, including a private chef. Its base rate covers four guests, so ask for the total for your real headcount before comparing it with anything else.

Divide the nightly rate by the people who will actually come. At the listed "from" prices, Casa Rhino full with 16 guests works out to about 1,080 MXN (~US$60) per person per night, Casa Lyuu with 13 to about 850 MXN (~US$47), and Aloha Punta or Punta Vista with 10 to roughly 1,090–1,125 MXN (~US$61–62). Those are base rates: high-season dates, cleaning fees and taxes push them up, so ask for the full quote.

  • Agree on the split before you book. Couples in the king suites and friends in the bunk room rarely want to pay the same share.
  • Price what is included. Daily housekeeping (Punta Vista), breakfast (Casa del Mar) or a cook (Casa Rhino, Casa Emelina) changes how much the group spends outside the house.
  • Book for the group you are sure of. Some villas price per extra guest, so a cancellation of three people can change your total.

In town or out on the coast

The biggest choice is not the villa but where it is. The two groups of properties above give very different trips.

Walkable: La Punta and the town

In La Punta, ten people can split up on foot: surfers to the point, others to cafés, everyone back for dinner. You need no cars, which matters when there is no Uber or DiDi in Oaxaca and every outing for 14 people means three or four taxis.

Secluded: beachfront houses outside town

Casa Rhino, Casa Emelina and Casa Lyuu trade walkability for space and an empty beach. Plan on two rental cars or a hired van for a group of 14 to 16, and do your big grocery run on arrival. Open Pacific beaches have strong surf and rip currents: use the villa pool for swimming, and read the US National Weather Service rip current guide before anyone goes in the sea.

A full villa eats like a small restaurant. Ask the host about fridge size, a second fridge or a grill, and whether the kitchen has enough plates and chairs for the maximum headcount. If the villa offers a cook, check the hours and whether groceries are on top of the fee.

Plan two or three shared moments and leave the rest free: one boat trip, one long dinner at the house, one day at the beach. A group of 16 rarely moves as one, and a villa with several living areas, like the rooftops at Casa del Mar or the palapa at Aloha Punta, lets people split without leaving.

Booking checklist for a big group

  1. Book early. There are only a few villas for 10+ guests, and Christmas, Semana Santa and summer dates go months ahead.
  2. Get the room-by-room bed list and the bathroom count in writing.
  3. Ask for the total price for your exact headcount, including cleaning, taxes and per-guest fees.
  4. Confirm parking for every car the group will bring.
  5. Check house rules on events, noise and visitors if the trip is a celebration.
