Bacocho Puerto Escondido Rental Guide 2026: Pools, Quiet, and Sunset Beach

Bacocho is the quiet, residential side of Puerto Escondido: bigger lots, private pools, the airport ten minutes away and a long sunset beach you watch rather than swim. Here is how its streets differ, what a rental costs in 2026 and who it suits.

Bacocho, Puerto Escondido is the calm, residential side of town: paved streets, gardens, bigger lots and more private pools per block than anywhere else in Puerto Escondido, with a two-kilometer beach where the sun drops into the Pacific every evening. It was laid out in the 1970s as the town's first planned tourist subdivision, and it still feels that way: quiet at night, spread out, and ten minutes from the airport. The trade-off is that you will take more taxis. This guide covers how Bacocho is laid out, what a rental costs in 2026, why its beach is for sunsets and turtles rather than swimming, and which kind of traveler it suits best.

Bacocho at a glance: where it is and who it suits

Bacocho sits about 4 km west of downtown, between the airport and the coves of Carrizalillo and Rinconada. The airport transfer is the shortest in town, roughly 10 minutes. From Bacocho, a taxi to Rinconada takes about 5 minutes, El Centro about 10 and Zicatela or La Punta around 15. Inside the neighborhood the streets are paved and easy to walk, but shops and restaurants are spread out, so most guests mix walking with taxis, colectivos on the coastal highway or a rental car.

  • Who it suits: families, multi-generational trips, groups who want a pool and space, couples after quiet evenings, and long-stay travelers who cook at home.
  • Who it doesn't: travelers who want to walk to bars every night, beginner surfers (the beach break here is for experts only), and anyone who wants to swim straight from the sand.
  • Getting in and out: agree the taxi fare before you get in, and think about a rental car for stays of a week or more; it is more useful here than in any other part of town.

The streets of Bacocho: three zones, three kinds of stay

Bacocho is quiet everywhere compared with the Zicatela strip, but the walk to the sand, the traffic noise and the size of the houses still change from one part to the next.

Near the beach access

The blocks closest to Playa Bacocho put you a few minutes from the evening walk on the sand and from the hotels and beach clubs along it. You hear the surf at night and very little else. These are the addresses to ask for if the sunset is the point of the trip.

Most of Bacocho's family homes and villas are here, on wide, paved streets lined with gardens and walls. Lots are larger than in Zicatela or La Punta, so you get private pools, lawns and off-street parking at a price that would buy a much smaller place on the surf strip. The cost is distance: the beach and the nearest restaurant are a walk, not a step.

Toward the highway and Carrizalillo

The edge of Bacocho nearest the coastal highway is the most convenient for colectivos and taxis, and the eastern side brings Carrizalillo and Rinconada within reach on foot or a very short ride. It is also where you find smaller units at lower prices. Ask whether the bedrooms face the road if you are a light sleeper.

What a Bacocho rental costs in 2026

Bacocho prices land close to Rinconada's and often below them for the same square footage, because you are not paying for a walk to the surf break. Inventory runs from small lofts and apartments to family houses and large villas with private pools. The ranges below are approximate nightly rates from typical 2026 listings, at roughly 18.5 MXN per US dollar (check the Banco de México exchange rate before you pay).

Rental typeLow season (May–Oct, excl. holidays)High season (Nov–Apr, holidays)Best for
Loft, studio or 1BR750–1,400 MXN (US$40–75)1,200–2,200 MXN (US$65–120)Couples, solo travelers
2–3BR house with pool1,600–3,000 MXN (US$85–160)2,600–4,600 MXN (US$140–250)Families, long stays
Large villa, private pool3,000–6,500 MXN (US$160–350)5,000–10,000 MXN (US$270–540)Groups, multi-generational trips

A real example at the budget end: the Loft 5 min from Carrizalillo Beach, a mini loft for two in Bacocho with a private bathroom, a small kitchen and Starlink internet, lists at about 990 MXN (around US$54) a night. Christmas–New Year and Easter week run above the high-season column, and in low season many hosts discount for a week or a month. To compare with the rest of town, see rental prices by neighborhood.

Costs that are not in the nightly rate

Budget for transport: a few taxis a day add up over a week, and a rental car often pays for itself on longer stays. Ask whether electricity is included, since air conditioning and a pool pump running all day in May–October are not cheap. Check the cleaning fee, the deposit and the minimum stay, and confirm the internet type if you work remotely; connections are less consistent in Bacocho than in the center.

Playa Bacocho: sunsets, turtles and why you don't swim

Playa Bacocho is roughly two kilometers of wide golden sand backed by palms, and it stays uncrowded even in high season. It faces the open Pacific, so the waves break hard on a steep shore and the currents are strong. It is not a swimming beach. Advanced surfers paddle out on uncrowded days; everyone else walks, takes photos and sits down for the sunset. Before your trip, read the rip current safety basics and respect any red flag.

Turtle releases at sunset

Playa Bacocho is a nesting beach for several species of sea turtle, mostly Olive Ridley, with Leatherbacks in the cooler months. A local conservation camp protects the nests and, in season, releases hatchlings on the beach around sunset, when visitors can watch them cross the sand to the water for a small donation. Staying in Bacocho puts you a short walk or ride from it; our guide to releasing baby turtles in Bacocho covers how it works.

Where to swim instead

For calm water, take a short taxi to the protected coves of Carrizalillo or Puerto Angelito. Some of the beach clubs on Playa Bacocho have pools on the sand, which is the safe way to spend a full beach day there with children. And of course, many Bacocho rentals have their own pool.

Look for a house on an interior street with a fenced private pool, bedrooms on the ground floor for older relatives and parking for a rental car. Quiet nights and wide, paved streets make Bacocho easier with small children than the sandy, busy lanes of the surf side. Keep children out of the shorebreak on Playa Bacocho; plan swimming days at Carrizalillo.

Groups of friends

Three- to five-bedroom villas give every couple a bathroom and air conditioning, with a pool and outdoor kitchen for long afternoons. You get more space per peso than on the surf strip; budget a taxi for the nights you want Zicatela's bars, and check the house rules, since most villas here do not allow parties.

Couples, long stays and remote work

A loft or one-bedroom near the beach access gives you sunsets on foot and quiet nights. For a month or more, low season (May–October) brings green gardens, dramatic skies, afternoon rain and the best monthly rates on the larger houses. If you work online, ask for a recent speed test and whether the house runs Starlink or fiber.

Bacocho, Rinconada or Zicatela?

Pick Bacocho if a pool, space and quiet nights matter more than walking to dinner. Pick Rinconada if you want the same calm with cafés and the Carrizalillo cove within walking distance; our Rinconada rental guide compares its streets. Pick Zicatela if you came for the surf and the nightlife; see the Zicatela rental guide. When you have decided, the Bacocho area page shows what is available, and all accommodations lets you filter by dates, bedrooms and pool.

Frequently Asked Questions

Is Bacocho a good place to stay in Puerto Escondido?

Yes, if you want quiet, space and a private pool. It is the most residential part of town, close to the airport and to Carrizalillo, with a long sunset beach. It is less convenient if you want to walk to restaurants and bars every night.

How much does a rental in Bacocho cost?

Approximately 750–1,400 MXN a night for a loft or one-bedroom in low season, 1,600–3,000 MXN for a two- or three-bedroom house with a pool, and 3,000–6,500 MXN for a large villa. High season and holidays cost noticeably more.

Can you swim at Playa Bacocho?

No, not safely. The surf and currents are strong and the shore drops off fast. Use your rental's pool or a beach club pool, or take a short taxi to Carrizalillo or Puerto Angelito for calm water.

How far is Bacocho from the airport and downtown?

About 10 minutes from Puerto Escondido airport, the shortest transfer in town, and roughly 4 km, or a 10-minute taxi ride, from downtown.

Do you need a car in Bacocho?

Not for a short stay: taxis and colectivos cover everything. For a week or more, or with a family, a rental car makes daily life easier here than in any other neighborhood.
