What makes a rental work as a retreat venue
A holiday villa has to do three jobs for a retreat: give you a practice space, a bed and bathroom for everyone, and a way to feed the group without the teacher spending the week in the kitchen. Check each one against the listing before you look at the views.
The practice space
Plan on roughly 2 to 2.5 m² per mat, counting the gap between students and room for the teacher to walk around. A group of ten needs about 25 m² of clear, flat floor, and that means clear: a terrace that is half jacuzzi and half sofa is smaller than its floor plan. Shade is not optional on this coast. Mid-morning sun on an open roof is hard work, so look for a palapa, pergola or covered terrace, plus a breeze or ceiling fans. Ask for a photo of the space empty and a rough measurement.
Beds and bathrooms
Participants who pay for a retreat expect a bathroom they do not share with strangers. The useful number is not "sleeps 16" but how many bedrooms have their own bathroom and how the beds split. A room with a king and a single works for twin-share between two friends; a room with one king only works for a couple. Keep one room for the teacher.
Meals and staff
Three meals a day for a dozen people is a job. Some villas include breakfast or have a cook on request; otherwise budget for a private chef or a caterer. Ask whether daily cleaning is included: with 10+ people and sandy mats, it matters by day three.

Casa del Mar: the group-size answer
Casa del Mar is the only house on our site built for a full retreat. It sleeps up to 21 people in seven bedrooms, each with its own bathroom, and the listing names a gym/yoga area, a pool and several rooftops. Every room has two beds, a king plus a second bed, so twin-share for 14 participants works. A buffet breakfast is included every morning from 8 to 11, the house has its own entrance and parking for five cars, and the hosts can arrange airport transfers. It sits outside town, about a 7-minute walk from Playa Agua Blanca, which suits a group that wants quiet more than nightlife.
Aloha Punta: a rooftop shala for ten
In the La Punta area, Aloha Punta has a 150 m² rooftop palapa that its listing describes as a meditation and yoga space, alongside a jacuzzi, an exercise area and a lounge. Four bedrooms, each with a private bathroom and air conditioning, take up to 10 guests, and daily cleaning is included. Read the house rules closely: no noise or music between 10 pm and 10 am, and event organisation is prohibited. A silent sunrise practice fits; chanting, sound baths or a playlist before 10 am do not, and the host should know about the retreat in advance.

For a teacher with four or five students, or friends running their own practice, Oasis Alegria works well. Its three bedrooms are independent bungalows, each with a king bed, private bathroom and A/C, set around a large pool, and the listing points to a large open terrace for yoga. Daily cleaning is included. Its listing places it in the heart of La Punta de Zicatela.
Casa Emelina: space and staff, by arrangement
Casa Emelina is a beachfront estate in El Tomatal with an 8,000 m² garden, a 25 × 7 m lap pool and a team of 7 to 9 staff, including a private chef, from 8 am to 5 pm. It takes up to 14 guests (the base rate covers four, with a fee per extra person) and a minimum of 3 nights. The listing states it does not rent for events or weddings, so treat it as a retreat venue only if the owner confirms in writing that a quiet practice group is welcome.
Ask the host before you sell a single place
None of the villas on our site allow parties, and a retreat with a teacher, a schedule and paying participants is not an ordinary family stay. Tell the host what you are planning and get the answers in writing, before you pay the deposit:
- Is a yoga retreat with this number of participants allowed, and is anyone not staying overnight allowed to attend classes?
- Which space can you use for practice, and at what hours? Are sound bowls, chanting or music allowed?
- Can you bring in a cook, a massage therapist or a second teacher?
- Is cleaning daily, and are towels and linens changed during the week?
- What happens if the power or internet drops, and is there a covered alternative if it rains?
One more check if you are a foreign teacher: being paid for work in Mexico generally requires the right immigration status, so confirm your situation with the Instituto Nacional de Migración or an immigration lawyer before you launch.
Best months and a sample day
The dry season, November to April, is the retreat season: clear mornings, warm evenings and very little rain. From May to October, rain usually arrives late in the afternoon or at night, so morning practice still works, but a covered space becomes essential. Christmas to New Year, Semana Santa and July–August are the busiest weeks, when large villas book out first and cost more. A week in late January, February or November gives dry-season weather with more choice.

Do the maths on a full week before you set your price. At the listed rates, seven nights at Aloha Punta come to about 63,000 MXN (~US$3,500); split across ten people, that is roughly 6,300 MXN (~US$350) each for lodging, before taxes, fees and high-season increases. Seven nights at Oasis Alegria for six people work out to about 10,300 MXN (~US$575) each. At Casa del Mar, ask for a quote for your exact headcount, since its base rate does not cover 14 or 21 guests. Then add food, the teacher's room, transfers and an excursion or two.
