Most advice on how far in advance to book Puerto Escondido is a guess dressed up as a rule. So we looked at our own data instead. On 4 November 2026 we pulled the availability calendars of every rental on this site that syncs real bookings and counted, month by month, how many nights were already taken. The answer is lopsided: December was already half gone seven weeks out, while next summer was almost empty. Below are the numbers, what they mean for each month, and how far ahead to book for your dates.

What our rental calendars show (data by month)

The sample is small and we say so up front. Five properties on the site publish a synced booking calendar: all are large homes of four to seven bedrooms, the kind of place a family or group rents. We counted only real stays (one to 30 nights) that start on or after 4 November 2026, and left out long owner holds. Stays in this sample were short: the median booking was 3 nights, the average 3.1. That matters, because short stays mean a calendar fills in small pieces, and the gaps between them are where late bookers find space.

MonthStays already bookedShare of nights takenHow far ahead that is
November 2026 (from the 4th)2846%0–4 weeks
December 20262449%4–8 weeks
January 20271843%2–3 months
February 20271329%3–4 months
March 20271022%4–5 months
April 202748%5–6 months
May 202738%6–7 months
June 202728%7–8 months
July 202725%8–9 months
August 2027 onwards0about 1%9+ months

Two holiday windows stand out. For 20 December to 3 January, 61% of nights in these homes were already booked on 4 November, about seven weeks before Christmas. For Semana Santa 2027 (Palm Sunday 21 March to Easter Sunday 28 March, plus the following week) only 17% was taken, nearly five months out. In other words: the Christmas window is closing now, while Easter is still wide open for anyone who books this winter.

How far ahead to book, month by month

The calendars give the shape; local experience and the posts in our month-by-month series fill in the detail. This is the window we recommend for a specific property. If any decent place will do, you can usually book later.

December and early January: book in summer or early autumn

Half of December was already gone in early November, and the share is highest in the last ten days of the month. With only a few large houses on each stretch of beach, every booking removes a real option. If your dates fall between Christmas and Reyes (6 January), book by September or October; see Puerto Escondido in December for what the holidays are like on the ground.

February and March: two to four months is the comfortable window

High season continues, but the curve is gentler: 29% of February and 22% of March were taken three to five months out. That leaves real choice for anyone who books around the turn of the year. Expect high-season prices either way; the dry, sunny weather from December to April is described in our month-by-month weather guide.

Semana Santa: earlier than the data suggests

Only 17% of Easter 2027 was booked on our snapshot date, but this is the holiday when domestic demand jumps, because most Mexican schools close for two weeks. The national school calendar is published by the Secretaría de Educación Pública. Book three to four months ahead, which for 2027 means December or January.

July and August: weeks, not months

Summer is driven by Mexican family travel during the school break. Our calendars showed almost nothing booked for July and August 2027 so far, a sign that summer is booked weeks, not months, in advance. Book two to four weeks ahead for weekdays and earlier for weekends in late July.

May, June, September and October: book late with confidence

These are the quietest months. The rainy season runs from May to October and peaks in September, with showers mostly in the late afternoon or at night; in exchange, same-week bookings are common and prices drop. This is the best time to try a house you could never get in January.

Why large houses and villas fill first

Our sample is made up of four- to seven-bedroom homes, and that is exactly the segment where booking early pays most. There are far fewer of them than studios and one-bedrooms, and a group of ten cannot split across two small apartments as easily as a couple can switch to another studio. A home such as Casa Rhino, with seven bedrooms on the beach, or Casa Lyuu has no direct substitute on the same street.

  • Groups of 8 or more: add a month to every window in the table above.
  • Couples and solo travellers: studios and one-bedrooms keep turning over; you can usually book later than the table says.
  • Short stays of 2–3 nights: they slot into gaps between other bookings, so a fully booked month can still have a free weekend.

Booking late: how to still find a good place

Late is not hopeless, even in December. Because the median stay is three nights, calendars are full of two- and three-night gaps. Some practical moves:

  • Shift your dates by a day or two. Arriving midweek instead of on a Saturday often opens up houses that look full.
  • Widen the neighbourhood. If La Punta is full, look at Zicatela or the rest of our accommodation listings; the town is small and taxis are cheap.
  • Ask the owner directly. A cancellation can free up a holiday week at any time, and owners who book direct can tell you before the calendar updates.
  • Book flights and house together. In peak weeks flights to PXM sell out too; our flights guide covers the routes.

Long stays: when to lock in a month or a season

For a month or more, the logic flips. Monthly and seasonal stays are negotiated with the owner, not left to the calendar, and a long booking blocks dozens of short ones, so owners prefer to settle them early. If you want to winter here from December to March, start talking to owners in the summer; for a month in the low season, four to six weeks ahead is usually enough. Our long-term rentals page explains how monthly pricing works, and the nightly vs weekly vs monthly break-even guide shows when a monthly rate beats a nightly one.

Frequently Asked Questions

How far in advance should I book Puerto Escondido for Christmas and New Year?

Three to six months for a specific house, and earlier for groups. On 4 November 2026, 61% of the nights between 20 December and 3 January were already booked in the large homes we track.

Is it too late to book Puerto Escondido for January?

Not if you book now. In early November, 43% of January nights were taken in our sample, so more than half were still open. The first week of January fills first, because the school winter break runs into it.

When should I book for Semana Santa?

Three to four months before Easter. In 2027 Easter Sunday is 28 March, so book in December or January. Demand from Mexican families rises sharply because schools close for two weeks.

Can I book Puerto Escondido last minute?

Yes, from late April to June and from late August to October. In those months same-week bookings are common. Over Christmas and Easter, last minute usually means taking whatever is left.

How reliable is this data?

It is a real snapshot, not a forecast: five synced calendars of four- to seven-bedroom homes, read on 4 November 2026. Smaller units fill more slowly, so treat these numbers as the fastest-filling end of the market.
