Nightly vs Weekly vs Monthly Rates: The Break-Even Math
How to tell whether a nightly, weekly or monthly rate is cheaper for your stay in Puerto Escondido, with a worked peso example, the exact break-even nights and the costs a monthly price leaves out.

Every owner prices differently, so the useful question is not "what is the rate?" but "which nightly vs weekly vs monthly rate is cheapest for the number of nights I actually need?" In Puerto Escondido the answer flips at two points: around the first full week and again somewhere in the third week. This guide gives you the formula, a worked example in pesos and the costs a monthly price quietly leaves out, so you can run your own numbers before you book.
Why the rate is not a straight line
Owners discount length because a longer booking means fewer gaps to fill. One check-in, one cleaning and no empty nights between guests is worth a lower price per night. Booking direct leaves even more room to negotiate: there is no 15–30% platform commission baked into the price, which is the range our long-term guide cites for the big booking sites.
Weekly rates: a modest discount that starts on night seven
A weekly rate is usually a small cut, commonly in the range of 5–15% (it varies by owner). It only applies to a full seven nights, so it never rescues a five-night trip. The formula is simple: weekly break-even nights = 7 × (1 − discount). At 10% off that is 6.3 nights, so from night seven the weekly price is the cheaper one, and below that you stay on the nightly rate.
Monthly rates: where the real discount is
Our long-term rentals page notes that a monthly rate is already well below 30 nightly rates, and that committing to two or three months typically earns another 10–20% off. The formula is the same: monthly break-even nights = 30 × (1 − discount). At 30% off you break even at 21 nights, so a three-week stay is already worth asking for the monthly price.
The math: one worked example
The figures below are an illustration, not a quote. We assume a one-bedroom listed at MXN 1,200 per night (about USD 67 at 18 MXN per USD), a 10% weekly discount (MXN 1,080 per night) and a 30% monthly discount (MXN 840 per night, MXN 25,200 for 30 nights). Swap in the real rates of the listing you are looking at.
| Nights | All nightly | Weekly blocks + extra nights | Monthly rate (30-night flat) | Cheapest |
|---|---|---|---|---|
| 5 | MXN 6,000 | not available | MXN 25,200 | Nightly |
| 7 | MXN 8,400 | MXN 7,560 | MXN 25,200 | Weekly |
| 10 | MXN 12,000 | MXN 11,160 | MXN 25,200 | Weekly + 3 nights |
| 14 | MXN 16,800 | MXN 15,120 | MXN 25,200 | Weekly |
| 21 | MXN 25,200 | MXN 22,680 | MXN 25,200 | Weekly |
| 23 | MXN 27,600 | MXN 25,080 | MXN 25,200 | Weekly + 2 nights |
| 24 | MXN 28,800 | MXN 26,280 | MXN 25,200 | Monthly |
| 30 | MXN 36,000 | MXN 32,640 | MXN 25,200 | Monthly |
Two things stand out. First, the weekly-versus-monthly crossover sits at about 24 nights: at 23 nights, three weeks plus two nights (MXN 25,080) still edges out the month by MXN 120, but one more night and the monthly price (MXN 25,200) beats three weeks plus three nights (MXN 26,280) by MXN 1,080. Second, a 24-night trip on the monthly rate is MXN 3,600 below the same nights at the nightly price. If your trip is 20 to 23 nights, ask the owner to quote the month anyway: you may pay the same as the weekly route and keep a few spare days.
What a monthly rate leaves out
The sticker price is only part of a long stay. Before you compare, add these lines to the monthly column.

- Deposit: the standard is one month’s rent as a security deposit plus the first month upfront, returned by convention within 30 days of departure. It is cash flow, not a cost, but it is real money to move.
- Electricity: water and Wi-Fi are often included, electricity almost never. CFE bills on a tiered system: light fan use runs about USD 30–50 per month, and daily air conditioning can push a bill past USD 100. The breakdown is in what is included in room rent in Puerto Escondido.
- Contract: even a three-month stay deserves a written contrato de arrendamiento. See how long-term rental agreements work.
For a sense of what owners charge by size and neighborhood, read monthly villa rentals: what to expect and average costs. Rates also move with the calendar: in low season (May to October) prices run roughly 20–40% below peak, and December to March sits at the top of each range. Check the current peso rate on Banco de México before converting, since the USD figures here use a round 18 MXN.
Which rate fits which stay
A short checklist for choosing the rate and the neighborhood together.
- 1 to 6 nights: nightly rate, and choose the place for its location. Zicatela is the surf strip; remember it is not a swimming beach.
- 7 to 20 nights: ask for the weekly rate in writing. La Punta is a common base for a trip of this length.
- 21 nights or more: ask for the monthly rate. The best monthly properties in La Punta and Rinconada are reserved well before Christmas.

How to negotiate the number
Ask for the tier above yours. If you need 22 nights, request the monthly price and see what the owner says. Get in writing which utilities are included, and mention your dates: owners are most flexible when a gap in the calendar is at stake, which is why low season and shoulder weeks give you the most leverage. Two months or more usually unlocks another 10–20% on top.
Frequently Asked Questions
How much cheaper is a monthly rate than nightly?
It varies by owner, but a monthly rate is already well below 30 nightly rates, and committing to two or three months typically earns another 10–20% off. In our example, 30% off turns MXN 36,000 into MXN 25,200 for the month.
Is a weekly rate worth it?
Yes, from night seven. With a 10% weekly discount you break even at 6.3 nights, so a full week is cheaper than seven nightly nights, while a five-night trip stays on the nightly rate.
What is the break-even formula?
Weekly break-even nights = 7 × (1 − weekly discount). Monthly break-even nights = 30 × (1 − monthly discount). Stay at least that many nights and the longer rate wins.
Does the monthly price include electricity?
Usually not. Water and internet often are included, electricity rarely. Budget about USD 30–50 per month with fans and more than USD 100 with daily air conditioning, and agree in writing who pays.
When is the best time to negotiate a monthly rate?
In low season, May to October, when prices run roughly 20–40% below peak and owners are more flexible. For December to March, start looking one to two months ahead.
Why is booking direct cheaper for long stays?
Because there is no platform commission in the price. Big booking sites build in 15–30% on monthly prices, and that margin is what makes a real discount possible when you deal with the owner.
