Rentals with an Ocean View in Puerto Escondido: What You Pay For
What an ocean view adds to the price of a rental in Puerto Escondido, which neighborhoods sell it, and how to check the view is real before you pay for it.

Booking rentals with an ocean view in Puerto Escondido means paying for a view, and the price of that view varies far more than the photos suggest. Two houses of the same size can sit a few hundred pesos apart or several thousand, depending on how much sea you actually see, from which rooms, and what you give up to get it. This guide explains what the view really adds to the nightly rate, which neighborhoods sell it, and how to confirm it before you book.
The short version: a view is mostly a trade of height for convenience. You gain a breeze, a sunset and quiet nights, and you lose a short walk to the sand. Whether that is worth the extra pesos depends on how you plan to spend your days.
What "ocean view" means on a listing
There is no standard. Owners use the phrase for anything from a wide Pacific panorama to a slice of blue between two roofs, so read it as a range, not a promise. These are the tiers you will meet, from most to least valuable:
| Label | What you usually see | How it is priced | Ask for |
|---|---|---|---|
| Full ocean view | Open sea from the terrace and the bedrooms | Top of the range for that house type | A video from the bedroom, no zoom |
| Ocean view from the terrace | Sea from one outdoor space; bedrooms face the street or garden | Mid to upper range | Which rooms look at the sea |
| Partial ocean view | Sea over rooftops, palms or a neighbor | Around the base rate for the area | A photo at normal zoom |
| Sunset view | The horizon at dusk, often only from the roof | Varies widely | Where the sun sets in your month |
| Near the ocean | No view; a short walk away | Not a view price at all | The real walking time to the sand |
These tiers describe how owners tend to price, not fixed percentages. Compare the same tier across listings before you decide a number is high.

The coast faces roughly south-west, so most terraces look out over the open Pacific. Sea views come from height, and Puerto Escondido's height is concentrated in a few places:
- The ridge above Zicatela. The longest views, the big-wave beach below you, and the highest rates in town. The beach itself is for watching, not swimming. See the Zicatela area guide.
- Rinconada and Carrizalillo. Slopes above two calm coves, so you get the view and a swimmable beach close by, usually with stairs. Read the Rinconada rental guide or the area page.
- Bacocho. Houses and condos set back from a long open beach, facing the western horizon. Calm and spacious; the sea there has strong currents and is not for swimming. See Bacocho.
- Around the main bay. Boats, Playa Principal and the lights of town, with restaurants on foot and the lowest rates of the four.
Our own rental prices by neighborhood guide gives approximate ranges for a 2–3 bedroom place with a pool. They are not view-specific, but they show the baseline an ocean view is added to. Figures are approximate and change with season, at about 18 MXN per US dollar (check the Banxico exchange rate).
| Area | Low season, per night | High season, per night |
|---|---|---|
| Zicatela | 1,900–3,600 MXN (US$105–200) | 3,200–5,800 MXN (US$178–320) |
| Rinconada and Carrizalillo | 1,500–2,800 MXN (US$83–155) | 2,400–4,300 MXN (US$135–240) |
| Bacocho | 1,600–3,000 MXN (US$89–167) | 2,600–4,600 MXN (US$145–255) |
| El Centro (2–3 bedroom apartment, no pool) | 1,200–2,200 MXN (US$67–122) | 1,900–3,300 MXN (US$105–183) |
A full view usually pushes a house toward the top of its area's range, or past it. A partial view leaves it near the middle. Rinconada tends to give the best view for the money; Zicatela charges most for the same height because the surf and the restaurants are the draw.

- How much sea, and from where. Open water from the bedroom and the pool costs more than a corner of it from the roof.
- A pool facing the sea. Usually the largest single jump, because it is the photo on the listing.
- Height against ease. A house high on the hill with a wide view can cost more than a lower one that is easier to reach.
- Season. High season runs roughly November to April, with peaks at Christmas, New Year and Easter week. The rainy months are quieter and usually cheaper, and the hills turn green.
- Length of stay. Many owners discount a week or a month. Ask before you accept the nightly rate; see monthly rentals if you plan a long stay.
What you give up for the view
Height is the whole bargain, and it costs in four places. Stairs come first: hillside houses often have steps from the street and again between levels, tiring with luggage, small children or bad knees. The road in can be steep or unpaved, and in the rainy season, roughly June to October, it gets slippery. Walking down to dinner is easy and walking back up is not, so plan on taxis, which are cheap and plentiful. Finally, a terrace facing the sunset also faces the hottest sun of the day, so ask about shade, awnings and which bedrooms have air conditioning.
The sea beneath you is also not always safe to swim in. Zicatela and Bacocho have strong rip currents; learn how they work with NOAA's rip current guidance, and swim at the calm coves instead.
Check the view before you pay for it
Because the label is loose, a few questions keep you honest:

- Which rooms see the sea? A rooftop view is not a bedroom view.
- Normal zoom? Ask for a phone photo or short video taken standing on the terrace.
- What is in front? An empty lot can be built on. Ask about construction and look at the street on a satellite map.
- Where does the sun set? It moves south in winter and north in summer, so from some terraces it drops into the sea in one season and behind a hill in another.
Booking direct makes this easy: you can ask the owner for exactly the photo you need. Start with the ocean view rentals page, or browse every property on our accommodations page.
When a view is not worth paying for
If you want to be on the sand every morning, pay for access, not height. A beachfront villa costs more again, but you walk out onto the beach; our guide to what beachfront really means shows how to read that label too. If you will spend most of the day out, a cheaper place in El Centro and a taxi to the water can beat a hillside terrace you use for two hours at dusk.
Frequently Asked Questions
How much more does an ocean view cost in Puerto Escondido?
There is no fixed premium. Within a neighborhood, a full view pushes a house toward the top of that area's range or above it, while a partial view stays near the middle. Compare the same house size and season across listings, using the ranges above as a baseline.
Is an ocean view the same as beachfront?
No. Beachfront means the property meets the sand. An ocean view only means you can see the sea, usually from a hill, often with a taxi ride to the beach.
Which area has the best ocean views for the money?
Rinconada and Carrizalillo usually offer the best balance: real sea views, calm swimming coves close by and lower rates than Zicatela.
Can I see the sunset from my terrace?
Often, since the coast faces roughly south-west, but the sun's position changes through the year. Ask the owner where it sets in the month you are traveling.
Is the view still worth it in the rainy season?
Yes, and rates are usually lower. Rain mostly falls in afternoon or night storms, so mornings are often clear and the hills are green. Ask whether a car or taxi can reach the door on wet roads.
