Renting a Whole House in Puerto Escondido: Costs and Trade-offs

A whole house costs from about 5,000 MXN a night for two bedrooms to 11,000 MXN for four, but it can work out cheaper per person than hotel rooms. Here is what you pay, what you take on and who it suits.

Renting a whole house in Puerto Escondido means the kitchen, the terrace, the pool and every bedroom are yours alone, with no neighbors on the other side of the wall and no front desk. It costs more per night than a room, but split across a group it often costs less per person, and it changes how the trip feels. This guide covers what the listed rates are in 2026, the cost per person against hotel rooms, what you take on when you have a whole house to look after, and who should book one.

What a whole house is in Puerto Escondido

On this coast the label depends on who wrote the listing. A house and a villa are both a private building rented as a unit, usually with a kitchen, outdoor living space and, very often, a pool. In practice, "villa" is used for the larger or more polished ones, and "house" for the more homely ones. What matters is that you rent the entire place, not a room in it. The houses page shows the type, and the accommodations search lets you filter by bedrooms and dates.

House, villa, condo or apartment

A house gives you the most privacy. A condo shares its pool and rules with the building. An apartment is the cheapest way to have a kitchen and a door that locks. If your group is large, the guide to villas for 10 to 16 people goes further than this one, and every property type explained compares all of them.

The table lists the rates currently shown on six of our houses and villas, almost all in the Zicatela and La Punta area. These are the listed nightly rates; they vary with the season, the length of stay and holidays, and the USD figures assume roughly 18.5 MXN per dollar (check the Banco de México exchange rate before paying). The per-guest column is the number to compare with a room. The cheapest house per head is the one that is full: a four-bedroom house for ten costs less per person than a two-bedroom house for four. Rates for a half-empty house are not a bargain, so if you are two people, a smaller place or an apartment is cheaper.

Against hotel rooms

Take a family or friend group of six. Three hotel or boutique-hotel rooms are three separate bills, no shared kitchen and a pool shared with other guests. A three-bedroom house at 6,600 to 8,867 MXN a night gives the same six people a kitchen, a living area and often a private pool for 1,100 to 1,478 MXN each. A downtown apartment with a kitchen at about 1,100 MXN a night is cheaper for two, but it does not scale to six. Cooking breakfast and a few dinners at home narrows the gap further.

What you take on with a whole house

The price is only part of the trade. You are the only occupant, so some things a hotel handles for you become yours.

Cleaning, staff and check-in

  • Cleaning. Most listings clean before and after your stay and offer cleaning during it, sometimes at extra cost. Ask exactly what is included and whether there is a cleaning fee.
  • Staff and welcome. There is no front desk. Check-in is usually arranged with the host or a caretaker for a set time, so tell them your flight or bus arrival time.
  • Rules. Whole-house listings often set limits on guests, pets and parties. Check the rules on the listing before you plan a celebration, and read our large-group guide if the group is big.

  • Water. Houses run on a cistern or tank refilled by truck or the municipal supply. Ask how reliable it is in the dry months, especially for long stays.
  • Power. Air conditioning is the big electricity cost and is not in every house. Brief outages happen in the rainy season; ask whether the pump has a backup.
  • Pool. A private pool is yours to enjoy and the host's to maintain, but rain and leaves will sometimes make it green. Ask how often it is cleaned.
  • Wi-Fi. If you work online, ask for a recent speed test. Some houses use Starlink.

Where whole houses are in Puerto Escondido

The houses in our listings cluster in and around Brisas de Zicatela, the residential side of the surf strip, and the neighboring La Punta. That means walking distance, or a short drive, to the cafés of La Punta and the waves of Zicatela.

For prices by area, see rental prices by neighborhood, and for a closer look read the Zicatela rental guide and the La Punta guide. Swim in the sheltered coves, not on the open surf beaches: do not swim at Zicatela or Bacocho.

This is the main case. Six or eight people share one bill, one kitchen and one pool, and the kids can nap or swim without anyone supervising a hotel lobby. Our guide to kid-friendly villas has a safety checklist for the pool and stairs.

Longer stays and remote work

For a month, a house is more comfortable than a hotel, and many hosts discount a weekly or monthly stay. Browse long-term rentals and compare monthly quotes against the nightly rate. For the rest of the budget see cost of living.

Who should look elsewhere

Solo travelers and couples on a short stay will pay for bedrooms they do not use. A boutique hotel or an apartment is cheaper and simpler. Anyone who wants to be in the center without a car should check El Centro rather than the Zicatela hillside.

Frequently Asked Questions

How much does it cost to rent a whole house in Puerto Escondido?

Our listed rates run from about 5,000 MXN (around US$270) a night for a two-bedroom house to 11,000 MXN (around US$595) for a four-bedroom one. Rates change with the season and the length of stay, so request a quote for your dates.

Is a whole house cheaper than hotel rooms?

For groups of four or more it often is, because the nightly rate is split across everyone and you have a kitchen. For two people, a hotel room or an apartment is usually cheaper.

Are cleaning and linens included?

Typically the house is cleaned and the beds made before you arrive, but cleaning during your stay may cost extra. Check each listing and ask about any cleaning fee.

Do I need a car?

Not necessarily. Many houses in Zicatela and La Punta are within walking distance of restaurants and the beach, but the center is a taxi ride away. A car helps with groceries and day trips.

Are pets and parties allowed?

It depends on the house. The listings above are marked as not allowing pets or parties, so ask the host in advance for anything outside the house rules.

Can I rent a house for a month?

Yes. Many hosts discount a weekly or monthly stay, outside the December to April high season especially. Ask for a monthly quote instead of multiplying the nightly rate.
