Beachfront vs Ocean-View vs Walk-to-Beach: What's Worth Paying For
Beachfront, ocean view or a short walk to the sand: what each costs in Puerto Escondido, what you give up, and which one fits a family, a surf trip or a group.

Choosing between beachfront vs ocean-view vs walk-to-beach in Puerto Escondido is the biggest price decision after the number of bedrooms, and the three are easy to confuse. Beachfront means the property meets the sand. Ocean view means you can see the sea, usually from a hill. Walk-to-beach means a short stroll, with no view promised. Each one buys a different kind of day, and none of them puts you in front of calm swimming water, which surprises many guests. This guide compares what each costs, what you give up, and who should pay for what.
The three options at a glance
Prices are approximate and move with season. The ranges below are the same baseline we use in our rental prices by neighborhood guide, at about 18 MXN per US dollar, plus the listed starting rates of our beachfront villas.
| Beachfront | Ocean view | Walk to the beach | |
|---|---|---|---|
| What you get | A gate or garden onto the sand | The sea from a terrace, often a sunset | A short walk to the water |
| Typical home | Large group villa with a pool, often outside town | Hillside house or condo with a terrace | Apartment or house in town, with or without a pool |
| Price, per night | From about 11,000 MXN (~US$610), for 13 or more guests | Roughly 1,500-5,800 MXN (US$83-320), by area and season | Roughly 1,200-3,300 MXN (US$67-183) in El Centro, more with a pool |
| Swim at the door? | Usually no, open Pacific | No, you walk or drive to a cove | No, you walk to a cove or the main bay |
| Restaurants on foot | Rarely, outside town | Sometimes, with stairs back up | Yes |
| Best for | Groups, reunions, long beach days | Couples, sunsets, quiet nights | Families, first-timers, car-free stays |
These are not three steps of one ladder. A hillside house with a sea view can cost more per night than a small beachfront place elsewhere, so compare like for like: same group size, same dates.
Beachfront: what you pay for
True beachfront means the property line meets the beach and you step from the garden onto sand. On this coast that almost always means a big plot, which is why beachfront villas are group houses with pools, gardens and staff, mostly outside the busy part of town. On our site the beachfront villa category starts at about 11,000 MXN (~US$610) a night for Casa Lyuu, which sleeps up to 13, and runs to about 35,000 MXN (~US$1,945) for the staffed estate Casa Emelina. Casa Rhino sits in between at 15,000 MXN (~US$835) for up to 16 guests. Shared between a full house, the per-person cost can be lower than a small hillside place, so check the headcount before the headline price.
What the money buys is access and space: sunrise and sunset on the beach, a morning walk without a taxi, room for a whole family. What it does not buy is a swim. Most of these beaches face the open Pacific with heavy shore break and rip currents, no lifeguards, and often nobody nearby to help. Read our guide to what beachfront really means before you book, because the label is loose and a house across the road is sometimes sold under the same word.
Who should pay for it
A group of eight or more sharing the cost, a reunion or a celebration, or travelers who care more about space and sea air than about restaurants. If you also want to swim, make sure the plan includes a good pool and a short drive to a sheltered cove.
Ocean view: what you pay for
An ocean view is height. You gain a breeze, a sunset and quiet nights, and you lose the short walk to the sand. Views come from the hills: the ridge above Zicatela, Rinconada and Carrizalillo above two calm coves, and Bacocho. In our price guide, a 2-3 bedroom place with a pool runs about 1,500-2,800 MXN (US$83-155) a night in low season in Rinconada and 1,900-3,600 MXN (US$105-200) in Zicatela, rising in high season to 2,400-4,300 MXN (US$135-240) and 3,200-5,800 MXN (US$178-320). A full view pushes a house to the top of its area's range; a partial view leaves it near the middle.
What you pay for is the terrace, so the question is how often you will sit on it. If the answer is every evening, it is good value. If you will be out all day, it is an expensive hour at dusk. Add the costs that do not appear in the rate: stairs from the street, a steep road that is slippery in the rainy season, and taxis for dinner, since the walk down is easy and the walk back is not. Our ocean view rentals guide shows how to confirm which rooms really see the sea.

Who should pay for it
Couples, remote workers and anyone who values a quiet evening and a long view over proximity to the water. Rinconada gives the best balance, since a calm swimming cove is below you.
Walk to the beach: the quiet bargain
"Walk to the beach" does not appear on a price tag the way a view does, and that is why it is often the best value. Staying in El Centro, La Punta or near the main bay puts you within a short walk of the sand, restaurants, shops and the pharmacy, and you pay the base rate for the area instead of a view or a frontage premium. An apartment in El Centro without a pool runs about 1,200-2,200 MXN (US$67-122) a night in low season and 1,900-3,300 MXN (US$105-183) in high season, on the same approximate figures.
The honest caveat is that "walk" varies a lot. Ask for the real time and what the route is like: pavement or sand, flat or steep, lit or dark at night. A five-minute stroll in the morning feels very different with a cooler, two children and a hot afternoon sun. Ask too about noise, since bars and nightlife cluster in La Punta and Zicatela. Our La Punta rental guide and the La Punta vs Zicatela comparison map the blocks.
Who should pay for it
Families with small children, first-time visitors, anyone without a car, and travelers who plan to eat out every night. Put the money you save into a house with a pool and air conditioning.

Start from how you will spend the day, not from the photo:
- Families with young children: walk-to-beach near a calm cove or the main bay, with a pool. Beachfront on open water is a poor fit for small swimmers.
- Surf trips: walk-to-beach in Zicatela or La Punta, where you can reach the break on foot. You will not pay a view premium for a place you only sleep in.
- Couples and sunsets: an ocean-view house in Rinconada, with a cove below.
- Groups and celebrations: beachfront, split across the whole headcount.
- Long stays: walk-to-beach, since the view stops being new after a week. Ask about weekly and monthly discounts on our long-term rentals page.
One rule holds for all three: swim where it is protected. Do not swim at Zicatela or Bacocho. The sheltered coves, such as Carrizalillo, Puerto Angelito and Manzanillo, are where you get in the water; our guide to the 15 beaches of Puerto Escondido and where to stay near each shows which are which. Frequently Asked Questions
Is beachfront worth the extra cost in Puerto Escondido?
It is worth it for groups that will use the beach and the space all day, because the cost is shared across many guests. It is not worth it if you expect to swim from the door, since most beachfront sand here faces open surf. Compare the per-person price, not the nightly total.
Is an ocean view or a walk to the beach better value?
For most travelers a walk to the beach is better value: you pay the base rate for the area, with restaurants and shops on foot. An ocean view pays off if you will really use the terrace at sunset and do not mind stairs and taxis.
Can you swim at a beachfront villa in Puerto Escondido?
Usually not in the sea. Zicatela, Bacocho and the long open beaches have strong shore break and rip currents. Use the villa's pool and go by taxi or car to a sheltered cove such as Carrizalillo, Puerto Angelito or Manzanillo.
Which area has the best ocean view for the money?
Rinconada and Carrizalillo usually give the best balance of real sea views, a calm cove nearby and lower rates than Zicatela, though you will walk stairs to reach the beach.
How far is a short walk to the beach?
There is no standard. Listings use the phrase for anything from two minutes to fifteen or more. Ask the host for the walking time and the route, and check whether the path is steep, unpaved or dark at night.
What is the best option for a family with young children?
A walk-to-beach house near a calm cove or the main bay, with a pool and air conditioning. You avoid the stairs of a hillside house and the heavy surf in front of most beachfront villas.
